In the Los Angeles real estate market, things are heating up in Pacific Palisades. Known as “Where the Mountains Meet the Sea,” this increasingly prestigious zip code is situated above Pacific Coast Highway (PCH) between Santa Monica and Malibu, with Brentwood located just to the east. The Santa Monica Bay is to the southwest, and the Santa Monica Mountains to the north. There is a little something for everybody in Pacific Palisades from its charming neighborhoods, to its beautiful beaches and hiking trails, to the small central business district on Sunset Boulevard known as “the village.”
It’s a very desirable place to live, and the Pacific Palisades real estate market has been on the climb. The average price per square foot is about $913, which is an increase of 14.1% compared to the same period last year. Compared to the same period one year ago, the median home sales prices have increased by 12.5%, and the number of home sales decreased 29%. What does that mean? It means people want into Pacific Palisades and they are planning to stay there!
The schools in Pacific Palisades are really great (both public and private), it’s conveniently located, and it’s about to get even more charming. Visionary real estate developer Rick Caruso plans to completely revitalize Swarthmore Avenue. Palisades Village is the newest project from the Caruso Affiliated real estate and development firm. Caruso, who is the developer behind The Grove and other popular community based shopping and gathering areas says, “Our entire team is excited to create a gathering place every Palisadian will be proud to call their own.” In Pacific Palisades, they will be taking the current street at Swarthmore Avenue and Sunset Boulevard and reinventing it.

Great developments create a welcoming, community atmosphere as well as increase the value of the community itself. If ever one was considering a move to Pacific Palisades, now is the time to do it, as property values will only be going up from here. Many celebrities call Pacific Palisades home as well. Reese Witherspoon, Ben Affleck & Jennifer Garner, and Adam Sandler are just a few celebs who make this family community their community.
